1. Introduction
SALT (“we”, “our”, “us”) provides full-service Airbnb property management in Cape Town, South Africa.
By using our website or engaging our services, you (“the Owner”, “the Client”, or “User”) accept these Terms & Conditions.
If you do not agree, you must refrain from using our website and services.
2. Services Provided
SALT offers end-to-end Airbnb property management, including listing setup, guest communication, cleaning coordination, consumables restocking, linen management, and monthly owner reporting.

We reserve the right to update or amend services from time to time.
3. Fees & Payments
Our management fee is 12% of accommodation revenue (nightly rates only, excluding platform fees, cleaning fees, and taxes).
Cleaning is billed into the nightly rate of guests.
Consumables and electricity top-ups are arranged by SALT and billed to Owners monthly at cost.
4. Owner Responsibilities
Owners remain responsible for:
Ensuring the property is safe, compliant, and adequately insured.
Covering utilities, municipal accounts, levies, and rates.
Approving all repairs and major maintenance above the authorised petty cash limit.
Owners must provide accurate and up-to-date property details (WiFi, access codes, building rules, etc.).
5. Maintenance & Repair Policy
SALT may spend up to R1,000 per incident without approval for essential guest items (linen, towels, cutlery, crockery).
All other repairs require prior Owner approval.
Major repairs (e.g., burst geyser, broken furniture, structural issues) remain the Owner’s responsibility, however, SALT can provide the management and coordination of these services.
SALT will make reasonable efforts to notify Owners before acting in urgent guest-impacting situations.
6. Guest Management
Guests are screened via Airbnb, subject to platform policies.
SALT enforces House Rules provided by Owners.
SALT is not liable for guest actions beyond what is covered by Airbnb’s Host Guarantee, deposits, or insurance.
7. Liability & Disclaimers
SALT takes reasonable steps to manage properties effectively but does not guarantee occupancy rates or income levels.
We are not liable for:
Losses caused by guests, natural events, load shedding, or service outages.
Damages or theft beyond what Airbnb’s Host Guarantee or insurance covers.
The Owner must maintain property and liability insurance at all times.
8. Intellectual Property
All content on this website (logos, text, graphics, images, designs) is owned by SALT and may not be copied or reused without permission.
9. Privacy Policy
Personal information collected via this website or onboarding forms is used solely for service delivery and compliance with South African law.
We will not sell or share personal information with third parties without consent.

10. Termination
Either party may terminate services with 30 days’ written notice.
All outstanding fees and costs must be settled upon termination.
11. Governing Law
These Terms & Conditions are governed by the laws of South Africa.
Any disputes shall first be resolved in good faith before legal escalation.

Personal Information: Full name, contact details, ID/Passport details, banking information (for owner payouts), and emergency contact details.
Property Information: Property address, WiFi details, access codes, inventory lists, amenities, and rules.
Booking Information: Guest names, booking dates, stay duration, and related notes.
Website Data: IP addresses, browser type, and pages visited (via cookies/analytics).
Uploaded Files: Documents or images submitted through our onboarding form (e.g., proof of ownership, ID copies, property photos).
2. How We Use Your Information
Your information may be used to:
Deliver our Airbnb property management services.
Communicate with you regarding bookings, property issues, and payouts.
Prepare financial statements and invoices.
Improve our website and services.
Comply with legal and regulatory obligations.
3. Sharing of Information
We will not sell or rent your personal information. We may share information only in these cases:
With trusted third-party service providers (e.g., cleaners, maintenance contractors, IT service providers) necessary to fulfil our services.
With legal or regulatory authorities if required by law.
With Airbnb or booking platforms to facilitate bookings and guest management.
4. Data Security
We implement reasonable technical and organisational measures to protect your personal information.
Access to sensitive information (e.g., bank details, property access codes) is restricted to authorised personnel only.
While we take precautions, we cannot guarantee absolute security of data transmitted electronically.
5. Data Retention
We retain personal information for as long as necessary to provide services and comply with legal obligations.
Banking and financial records are kept for a minimum of 5 years (as required under South African law).
Owners may request deletion of personal data once services are terminated, subject to legal requirements.

Withdraw consent for processing (where applicable).
Lodge a complaint with the Information Regulator of South Africa if you believe your data is misused.
