2. How much do you charge?
We charge a 12% commission on all Airbnb bookings. This covers our full property management service and guest support.
3. Who pays for cleaning and maintenance?
Cleaning fees are paid by guests (included in their booking fee). General maintenance and consumables (like toilet paper, soaps, coffee, etc.) remain the responsibility of the property owner.
4. How do payouts work?
Airbnb pays SALT directly. At the end of each month, we deduct our commission and any agreed expenses (such as consumables or electricity top-ups). The balance is then transferred to the property owner, along with a detailed breakdown of earnings and costs.
5. Do I need to supply anything for my property?
Yes. We’ll provide you with a Property Essentials Checklist to make sure your listing is fully guest-ready. If you’d like, SALT can also assist with sourcing and styling items to elevate the look and feel of your property.
6. What happens if something breaks during a guest’s stay?
Airbnb offers a Host Guarantee that covers certain damages. We’ll handle the reporting and claims process for you. If an issue falls outside that, we’ll coordinate repairs or replacements with you directly.
7. Can I still use my property when I want to?
Absolutely! You remain in full control of your calendar. Just let us know the dates you’d like to reserve for personal use.
8. How do you decide on nightly rates?
We use market research, competitor analysis, and seasonal demand to set your property’s nightly rate. Rates are adjusted dynamically to maximize your earnings, especially during peak events in Cape Town.
9. How will I know how my property is performing?
Every month you’ll receive a performance summary with occupancy rates, total earnings, deductions, guest reviews, and any important notes.
